Selected contributions to one of the UK's longest-established property publications.
Jonathan Dee is the co-founder of Inspired Property Group and a UK specialist in Title Split investment. His work is undertaken privately, on behalf of family offices, sophisticated investors and a small number of established operators.

Jonathan began his career in corporate procurement — a discipline that values process, contracts that hold under stress and the unglamorous work of completing complex transactions correctly. Those habits carried into property.
He moved into UK property investment over a decade ago and, after working across a number of strategies, concentrated his practice on Title Splitting: the area he considered most defensible on technical grounds and most aligned with how he prefers to work. Inspired Property Group, which he co-founded, was built around that single specialism.
He does not sell courses, run programmes or cultivate a public profile. His time is given to live projects, to a small group of investor partners and to a limited number of private mentoring engagements.
Read the biography
A Title Split is the legal division of a single property title into multiple individual titles registered separately at HM Land Registry. When the work is done correctly, the sum of the individual valuations exceeds the original whole.
That advantage is created by the structure itself — not by planning gain, market timing or refurbishment yield. The same characteristics that make it durable also make it unforgiving: small errors in title structure, lender qualification, lease drafting or unit configuration can compress the margin to nothing.
The case for engaging a specialist is, in our view, straightforward. The case for attempting the strategy independently rarely is.
Value is recognised when individual titles are registered, not on resale.
The strategy does not rely on planning gain or local authority discretion.
A specialism that rewards process and penalises inexperience.
Every opportunity is underwritten around what could fail before it is presented around what could succeed.
Track record precedes the conversation. The work is already on the ground.
From sourcing through to title registration, the same procedure is applied to each project.
Inspired Property Group is staffed and resourced as an operating business, not a single-person sourcing line.
Investor partners deal with Jonathan personally. There is no funnel and no sales process.
A limited number of projects are accepted each year. Most enquiries are politely declined.

Inspired Property Group is the specialist UK firm Jonathan co-founded to source, structure and execute Title Split projects on behalf of investor partners. The firm exists to do one thing — and to do it consistently.
Jonathan represents the personal authority; the firm provides the operational discipline. The two are deliberately inseparable.
Inspired Property Group operates a deliberately limited pipeline. New investor partners are introduced through a private application process intended to establish suitability before any commercial conversation takes place.
Where mutual fit is confirmed, a reservation fee of £6,000 + VAT secures the investor's place in the Inspired Property Group opportunities queue. A live project may occasionally be available, but in most cases investors join the queue and are introduced to the next suitable Title Split opportunity as it arises.
Commercial terms are not published. They are presented privately to qualifying investors under the relevant regulatory framework.
A short, confidential enquiry submitted through the contact form.
A private conversation to confirm suitability and objectives.
£6,000 + VAT secures a place in the opportunities queue.
The next suitable project is presented under NDA.
Formal legal onboarding and project execution.
A small number of private mentoring engagements are accepted each year. They are reserved for established property operators, entrepreneurs deploying private capital and existing investor partners with a clear strategic reason to work with a Title Split specialist.
There is no curriculum, no group component and no public element. Each engagement is structured around the operator's live position and reviewed under NDA where appropriate.
A limited number of one-to-one engagements are accepted in any given quarter.
